The renovation of the new Oregon Department of Human Services (DHS) office is a State Salem Sustainability Pilot project. The building consists of the renovation of a 1970’s “big box” store (BEST) with 60,000 SF concrete structure. All but 7,000 SF of space will be occupied by DHS, with the remaining space available for lease to commercial tenants. Interface provided design services for mechanical, electrical and lighting systems. Interface performed an Energy Analysis for the space and will be conducting performance verifications on the systems in the future.
Intended to serve as a model of energy efficiency
in state-owned offices, the building was originally
designed to meet LEED® Certification standards.
Aspects of the energy efficiency program include
use of skylights to allow natural light into
the building and high efficiency direct/indirect
fluorescent lighting controlled by dimmable
ballasts and photocells. The building
was designed with a raised floor to house the
electrical systems and allow underfloor air
supply, improving energy use, reducing rewiring
costs, and allowing employees to adjust the
air flow in individual cubicles. Occupancy
sensors in enclosed conference rooms turn off
HVAC and lighting when the spaces are unoccupied.
